Selling Your Property - Some Do's and Don'ts And Common Sense Advice

Selling your home can be a taxing time, especially if you need every cent of your asking price to finance your move or your next home purchase. Whilst we try our best to show our homes in a good light, there are many problems we can encounter and many of us do not think we have done anything wrong. Your home could well command a higher price by avoiding these renovation traps. Below are a list of them:

1. One of the main drawbacks as a seller is floor space, a future buyer is not going to look twice at your home if the rooms look and feel cramped with no space to move. Everyone loves a lot of space, so think of ways to make your rooms larger and airier. Think about the layout of your home, avoid access issues to rooms; for example walking to the family bathroom through a bedroom.

2. Can you remember the era of DIY? - Poor DIY can be just as bad as leaving problems neglected. Keep away stone cladding and get rid of period features such as fireplaces and fancy plasterwork. Therefore when deciding on any DIY or if you have carried out any DIY, make sure it suits the style of your home. An old farmhouse would look totally strange with plastic window frames and laminate flooring, on the other hand period fitments and stone fireplaces would look out of place in a modern apartment. Make sure you keep part of the garden for relaxing in and shrubs and flowers when adding any extension, if there is no outdoor space then a buyer is probably not going to want your home for themselves.

3. Make sure your roof is in a good state of repair, roofs are costly to replace and no buyer is going to buy a house if the roof isn't in good condition. Looking at damp patches on the ceiling, or the building inspector's report stating there is issues, is going to mean that buyer is probably going to walk away. Have your roof checked for faults before advertising it with an estate agent.

4. Apart from the kitchen, the bathroom performs a big role when it comes to selling any home. Normal problems such as chipped tiles, an old toilet, or lime scale build-up around the bath will have buyers looking for money off your sale price, or even put them off altogether. Most of it will only need a little bit of work and could mean the difference between selling your home or not.

5. Potted plants and flower arrangements: These can make a room look and smell lovely and fresh, but make sure they are not dying and shedding leaves and petals all over the place. As a lofts in Vancouver realtor I see plants can create a bonus even in a condo. Seeing half dead or dead flowers can have a detrimental impact on what the buyer feels about you and your home, so dispose of them before anyone comes round to look at your home.
